How it works

From keys to rent-ready, one booking

Here's exactly what happens, from booking to getting your keys and your Blitz Cert™ back. Our target is 72 hours for a Turnkey Blitz and 48 hours for an Express Refresh.

The steps

1. Pick your package.

Choose one by unit size, or tell us a few details and we'll recommend one. You'll see a live estimate before you send your request. Once Myles confirms it, approve your quote and pay the 50% deposit to lock it in.

2. Hand off the keys.

Use a lockbox, concierge or KeyCafe. You don't need to be there. In condos, book the freight elevator and send us the building rules.

3. We turn it over.

We clean, patch, paint and repair. If you added listing media, we shoot it once the work is done. Your free client portal shows status, blockers and the target countdown. Before-and-after photos appear on the Blitz Cert™ page once the job is done.

4. Quality check.

A job can't be marked complete until it passes our final QA check. If anything fails, it's fixed and checked again.

5. Get your Blitz Cert™ and your keys back.

Keys go back to the agreed spot, and we confirm the return in your portal. You get a preview of your Blitz Cert™ with a link to pay the balance, then the full cert once it's paid.

What starts the clock

The clock doesn't start at booking. It starts once all three are in place:

  • Keys: we've picked up the keys or fob.
  • Building access: the freight elevator and loading dock are booked, where the building has them.
  • Utilities: hydro and water are on.

It pauses while a change order waits on your OK, if utilities fail, or if work stops for a hazard. You can watch the clock in your portal. 48 and 72 hours are targets, not guarantees. Total Reset runs on a custom schedule.

If we find something extra (change orders)

Our prices assume normal wear and tear. If we find more, like holes larger than a fist, water damage or hoarding-level junk, we photograph it, price it and send it to your portal. You approve or decline it there. We never do or charge for out-of-scope work without your OK. If we find an active leak, asbestos or more than 10 sq ft of mould, we stop work in that area and contact you with photos. If you decline a change order, we finish the original scope and note the item on your Blitz Cert™. You can approve it later as a separate job. If you choose to stop the job early, you pay for work completed and materials bought to date; your deposit is applied to that. (see /legal/policies).

Quality check

Every job is checked against a QA checklist before it can be marked complete. It also can't be completed while a change order is still waiting on you. If it fails, it's fixed and checked again.

Your Blitz Cert™

Every job, in every package, ends with a Blitz Cert™: a dated, photo-based record of the unit's condition when we hand it back.

What the report covers

  • At least one before and one after photo of every room
  • A condition rating for each room: Excellent, Good, Fair or Needs Attention
  • The room checklist and any issues found, with a note if a follow-up quote is suggested
  • Meter readings, when we can get to the meters
  • Confirmation that keys were returned
  • The cert number, address, date, crew and QA sign-off, plus a QR code

Preview first, full cert after payment.

When the job is marked complete, a preview marked "Preview — final on payment" goes to you, any realtor linked to the unit, and up to 10 extra people you add (a property manager or buyer's agent, for example). It includes the link to pay the balance. Once it's paid, everyone on the list gets the full cert, and it appears in your portal.

Check that a cert is real.

Scan the QR code, or enter the 8-character code on our public verification page. That page shows only the cert number, street and city, date, package and a short summary. No photos, names or prices. The unit number shows only if the landlord leaves it visible. A cert shows as verified once the balance is paid; until then, it shows as pending.

What it isn't.

The Blitz Cert™ is not a home inspection or a building-code compliance check.

14-day warranty.

Cosmetic touch-ups on our work are covered for 14 days from QA completion. Claim by email with photos. Details: /legal/policies.

Ready when your unit is.
