Cancellation, Refund & Warranty Policies

Cancellation & Rescheduling

To cancel or reschedule, email myles@propertyblitz.co or call or text (437) 784-1775. Notice counts from when we receive it. "Start date" means the start date and time we confirmed for your job.

  • Before you pay the deposit: change or cancel any time. You owe nothing.
  • 48 hours or more before the start date: reschedule or cancel for free. If you cancel, we refund your whole deposit. If you reschedule, your deposit moves to the new date, and your quoted price holds if the new date is within 30 days. After that we may need to re-quote.
  • Less than 48 hours before the start date: we keep only costs we have actually incurred and can't get back (for example helper or photographer booking fees, building, elevator or move fees, and non-returnable materials bought for your unit), never more than 25% of the job's quoted price, and refund the rest. We show you what we kept and why; materials you paid for are yours if you want them. If we can rebook without losing money, we waive the charge.
  • If we can't get in: the turnaround clock starts only once we have the keys, booked elevator or loading-dock access, and hydro and water on. If one is missing, we log a blocker in your portal and try to resolve it that day. If we can't, it's treated as a reschedule, and the less-than-48-hours rule applies if you gave less than 48 hours' notice of the problem. The same applies if the unit isn't vacant.
  • Stopping after work has started: you can stop at any time. You pay for the work done so far (shown in the portal timeline and photos) plus materials bought for the job. We refund any deposit left over, or invoice the difference, and you get a Blitz Cert™ for the completed work.
  • Hazards and declined change orders: if we stop work for a hazard, or you decline a change order the job needs, you can wait or end the job as a stop after work started, with no extra charge.
  • If we cancel or reschedule: we tell you as soon as we know and offer the earliest new date. You can take it or cancel for a full refund of anything paid for work not done. Turnaround is a target, so there are no other credits or penalties.
  • Promotions: a GTA150 discount moves with a rescheduled job. If you cancel, the refund is based on what you actually paid.

Refunds

Refunds go back through Stripe to the card you paid with, show as a Refund line on your portal invoice and lower what you owe. A refund is never charged again later. We start refunds within 5 business days of agreeing to them; your bank may take another 5–10 business days. Any tax charged on a refunded amount is refunded with it.

  • Refunded: cancellations under the policy above; work not performed (at its rate-sheet price where it has one, otherwise a fair share of the package price agreed with you first, or moved to a later visit if you prefer); overpayments and duplicate payments, in full.
  • Fixed, not refunded: workmanship problems are fixed free under our warranty. We refund the affected item only if two fix attempts fail or we can't schedule the fix within the warranty timelines.
  • Not refundable: completed work recorded in the Blitz Cert™ (except under a warranty claim); completed approved change orders; licensed trade work done by subcontractors (we help you pursue the trade's own warranty); listing media once delivered and licensed to you, unless we made a delivery error (we fix delivery errors first); the Blitz Cert™ itself.
  • Questions or disputes: email myles@propertyblitz.co within 14 days of the charge. We reply within 2 business days.

14-Day Workmanship Warranty & Claims

We give a 14-day warranty on our cosmetic in-house workmanship. The 14 days start at job completion, when the job passes QA and is marked complete in the portal, not when you pay the balance. A claim made within the 14 days is covered even if the fix happens after day 14.

"Cosmetic" means appearance or finish only, not structure, safety or how a building system works: a defect you can see from about 1.5 m (5 ft) in normal room lighting.

  • Covered: paint misses, drips, runs, roller or brush marks, thin coverage, uneven sheen or patch flashing; our drywall patches shrinking, cracking or showing; our caulk peeling, splitting or gapping; loose, crooked or sticking hardware or fixtures we installed or adjusted, including a drip at a connection we made; missed cleaning spots reported within 48 hours of completion and before anyone moves in, stages or shows the unit.
  • Not covered: damage after completion by tenants, occupants, movers, stagers or others; normal wear and seasonal hairline cracks; pre-existing conditions recorded in the Blitz Cert™; hidden or structural defects, concealed wiring or plumbing, and building-wide systems; moisture, leak or humidity damage; defects in materials or fixtures you supplied; licensed subcontractor work; work changed by others after we left; colour or sheen choices you made; listing media.
  • How to claim: within 14 days of completion, email myles@propertyblitz.co with the subject "Warranty – [unit or job ID]" (or call or text (437) 784-1775, then email the photos). Include what's wrong and in which room, at least one close-up and one wider photo, and how we can get in.
  • Our response: we acknowledge within 1 business day, confirm the claim or explain in writing why it isn't covered within 2 business days after that, and fix covered items within 5 business days of confirming, subject to access. Business days are Monday to Friday, excluding Ontario statutory holidays. For occupied units, you arrange entry with the tenant.
  • The fix: labour and materials are free. We add after-fix photos to the job in the portal. The fix doesn't restart the 14 days, but if the same fix fails within the original window, we come back. Items that aren't covered can be quoted as a change order or a new job.

Nothing in these policies limits any rights you have under Ontario law.
